Propertyware is the heart of our office operations

Commentaires : I have used and supported Propertyware in our franchise offices for over 5 years and have seen great progress in the features and services provided. They have adapted the core code to fit our specific needs.

Avantages :

I provide ongoing support to our franchisees. Propertyware was customized to how we do business and is designed to help our offices automate their processes. There is a very good customer support department but for our company specific questions, they call me. If I can't help them, I have a dedicated support technician I can contact.

Inconvénients :

It is a work in progress. New features are being added and at times it is hard to keep up with the changes.

Propertyware is the best of the class

Commentaires : Propertyware makes us more efficient and gives us the ability to communicate with our clients far more easily. We run with a smaller staff needed, and provide a much better product as a result.

Avantages :

Unlike most software in this space, Propertyware is highly customizable, even having an open API available in its top-tier package. This makes the software flexible based upon your individual processes, rather than having to tailor your processes to work within the software, as is the case with Propertyware's competitors.

Inconvénients :

Technical support has improved over the years, but it is still not to the level I would like. No one likes calling tech support and getting someone halfway around the planet reading from a script. This is really my only complaint with Propertyware.

Do not Choose Propertyware

Avantages :

I really like their customer support. Im consistently on the phone with them, because its such a bad software, but at least theres people to help solve issues.

Inconvénients :

Lots of things I hate about this software... Its clunky, its not intuitive at all, PW slow payments and make their money through interest. Imagine billions running through their bank accounts and they hold tenants and owners moneys for on average 7 business days per month. Tenants and Owners all hate using their portals.

Hi Dan, Thanks for your feedback. To clarify about our electronic payment processing, it should only take 3 - 5 business days (which excludes holidays and weekends) for the funds to clear. During this process, a series of actions take place to ensure the funds are available, decreasing the likelihood of a reversal. If you find your payments consistently take longer than 5 business days to fund, please reach out to customer support at 800-704-0154 Option 5 & 1. Well thought software

Commentaires : Happy with the product. user friendly, easy to use.

Avantages :

Software works great. Tenant ledgers as well as portfolio ledgers are clear and easy to read. So many automated features to help you stay on top of day to day tasks

Inconvénients :

The accounting reports are limited, not sophisticated enough to run a budget or year over year comps.

Commentaires : My overall experience with Propertyware has been great, it's straight forward to use and the reporting system is good. We've tried other software for property management and Propertyware is the best for myself to use.

Avantages :

It makes my job easier and the accounting end of it is trust worthy

Inconvénients :

If I had to dislike anything it would be the multiple updates

Commentaires : Overall ive been happy with propertyware, i only use the most basic items. Lookgin forward to learnign more.

Avantages :

Every possible option that you could want to use is already part of propertyware.

Inconvénients :

It almost has too much, so at time its hard to learn and get proficient at it.

Commentaires : It’s better than Quick books which is what we used prior to PW.

Avantages :

Better than quickbooks. The maintenance management section works well

Inconvénients :

Not intuitive. I would absolutely hate it if support wasn’t so great. Software seems to be built by accountants for accountants. Simple tasks are more difficult than than they need to be.

Avantages :

Easy to use, very user friendly. Overall a good system and good support.

Inconvénients :

The only thing I don't like is the system to pull the screenings for Equifax, if there is even a small mistake on the prospect page it will not give you Equifax score and I have to call you every time. I am calling you at least 2 or 3 times a week to your support because of this.

What I like about Propertyware?

Commentaires : Difficulty to learning the software when it was dropped in my lap overnight due to me letting an employee leave.

Avantages :

I think 98% of your support staff is wonderful. They are patient, thorough, and always make sure you understand the solution to your questions. They never fail to say "Thank you for using Propertyware." so very important for branding and giving a lasting impression of their sincerity of helping the customer.

Inconvénients :

Learning the ins and outs of the software like when do you put a checkmark bin a box and when you do not.

Commentaires : Overall, it is acceptable for a real estate rental business.

Avantages :

Ease of entering payments, reconciliations, bill payment, good variety of mgmt reports

Inconvénients :

The accounting does not really coincide with accepted accounting principals, consequently I have to double check accounting entries before preparing tax returns. Support representatives service below par at times also hard to communicate with them sometimes.

My Propertyware (Ongoing) Experience

Commentaires : I'd be lost without Propertyware. I chose Propertyware for my business because it was a software, I was already familiar with from a previous place of employment. I cannot speak from comparison as Propertyware is all I've ever known for Property Management software. I can only say that it has worked well for me, and I don't see myself searching for another software.

Avantages :

It's difficult to determine what I like most about this software as there are many features that I find essential. I guess I would say the bookkeeping aspect is what I like most. If used properly, it will help you keep track of all funds, in and out and who/where they came from or where they are going. The reports feature is a close second as everything is made pretty clear for accounting purposes.

Inconvénients :

I find the learning curve to be what I like least about this software, but I don't fault the software for it. Bookkeeping is not my forte, but I know how important it is for the job. Propertyware made it as easy as possible for someone who is not savvy to accounting. It just takes a while and can be stressful as you're often dealing with other peoples' money.

Propertyware is a good product.

Commentaires : Once I got comfortable with using the software I like it. I don't have any trouble with finding the things I need in everyday use of the software. In learning the software I seriously screwed up some things and support was extremely helpful in helping me to correct my errors.

Avantages :

Propertyware tracks everything that a property manager needs for managing their properties. It holds owner contact information, bank accounts for direct deposits, insurance on the property, and the property(s) that the owner has. It has leases for all the properties and gives us a tenant ledger to track rents and contact information for each tenant. It has owner/tenant portals that is a tremendous help when it comes to tenant payments or owner contributions and gives the owner all the information they need on paid invoices and tenant receipts. It also keeps track of emails sent to owners and tenants so you have a record.

Inconvénients :

The software in the beginning is a little hard to use as it is not very intuitive. When a property manager was not getting the maintenance requests I called support and there were a couple of different areas that needed to be looked at and corrected before she started receiving them. I would not have known that if not for support.

Commentaires : Overall we have been very pleased with the software and plan on continuing using it for years to come.

Avantages :

The software is very easy to use and allows us to take care of our tenants and owners with ease

Inconvénients :

Occasionally there are issues syncing the financial information with QuickBooks but over the years we've learned to work around for most of the problems

Propertyware: Good but looking forward to improvements

Commentaires : It's mostly been good, I've had some great customer service. It seems to have been a bit rough lately, but haven't been needing to call as often.

Avantages :

It's been a bit of a learning curve, but it's working well for us now most of the time. I like that it is customizable, I feel like there are more features than we are currently using, but hope to be able to discover other ways to make it useful for us. I can see that there is room for improvement and appreciate that they seem to be working on making improvements.

Inconvénients :

Application Process is more difficult than it should be. Applicant prospects often can't complete without calling in for help. They become very frustrated. It's difficult to determine what their problems are, seems to work differently for everyone depending on the browser they are using, etc. See my answers to "Vacancy Management" rating question. Customer Service experience is Very hit or miss, sometimes awesome and sometimes takes a very long time to get what amounts to a bad guess.

ACH EPay Trigger 5th Day (False Info)

Commentaires : Solution: PW needs to place in their tool a trigger that if Bank does NOT reply within the 5th business day with Funds Transmitted, then Transaction is DECLINED. Currently there is no such trigger. PM BEWARE !!

Avantages :

This product has the basic typical platform that most PM Tools provide. Input information into a database is alright.

Inconvénients :

To All BeWare !! Problem: Out PM Company was seeing that when a Tenant pays rent via the Tenant Portal ACH Payment (EPay Status: Pending, PW Cycle: Approved, Processed, Originated) the Epay Status would go from Settled one day to Returned the next. Heven forbid the PM Company paid their Owners based upon this FALSE information (EPay Status: Settled, PW Cycle: Pending, No Reply from Bank). Property Ware (PW) Process is Tenant submits a payment via Tenant Portal EPay (PM sees in PW Tool: Pending). PW goes through many cycles (PW Cycles: Approved, Processed, Originated, but still the PM sees in PW Tool: Pending). PW states that it can take up to 3 to 5 business days to process the payment (FALSE Info). Within 3-5 business days if PW does not hear back from Bank that Tenant funds are approved, then PW on its own will change the status to Settled (PM see in PW Tool: Settled, PW Cycle: Settled (False Info)). You as the PM Company pay your Owners based upon this PW Status: Settled (False Info). Solution: PW needs to place in their tool a trigger that if Bank does NOT reply within the 5th business day with Funds Transmitted, then Transaction is DECLINED. Currently, there is no such trigger. PM BEWARE !! It would be nice to have a PW Tool that was looking out for the USERs best interest (PM User) vs the Tenant's best interest (False Info).

Growing with Propertyware

Commentaires : Propertyware has changed a lot over the years, and I like the personal relationships that I have been able to build with the Propertyware team members. Participating in training, RealWorld, and the RoadShow has been helpful to me learning the system and feeling like I am being heard when I have concerns or ideas.

Avantages :

I appreciate the ability to add custom fields, which I have learned can be invaluable to housing information and pulling into reports. I came from the multifamily industry where Onesite has detailed reporting. Propertyware follows the same professional reporting formats, which my mom and pop owners as well as seasoned investors can follow and appreciate.

Inconvénients :

I would like to see improvement to the client text messaging feature and client communication features. I would like to see the conversation housed within the client's personal page, and not a community page. For example, if I am talking to John Smith who leases a house, then I would like to see the text messages and email conversation history within his lease tab. Same with an owner. The way that messages are currently handled is cluttered and difficult to find historicals. Email history is lost.

Didn't work out like planned...

Avantages :

The portals (owner & tenant - and being able to login to the portals as the owner/tenant to see what they see), ePayments (the flexibility to have recurring or one-time, the tenant can process them or you can process them in the office), rent and late fees post automatically, recurring payables (you can set them up as paid so you don't have to post payments each month), cloning invoices (never seen this feature before and it is a huge time-saver), scheduled reports (you can send as Excel or PDF), the custom fields (you can pretty much add them anywhere), attaching documents (you can upload docs to just about every page).

Inconvénients :

Many of the bells and whistles they sold us on don't work for us. We never used the online application (one of the items we were most excited about) because it did not have an electronic signature so the applicant had to fax that page in. They now offer eSignatures but want an additional $1/unit which would basically double our price. The app that comes with the system is very limited and the new maintenance app is another add-on for an additional $1/unit. Maintenance time can be entered on a work order but it is invoiced one entry at a time instead of creating consolidated invoices (so we don't use it). They say the system handles fiscal months that aren't calendar based but your reporting and budgeting options are limited (the budget and any month based reports only pull calendar month data which makes them useless to us). Any reports you customize have to be customized again in order to "update" the template when they make changes to it which is hugely time consuming (the report defaults to the original report settings). Changes they made to the system affected our mail merge templates resulting in broken links and formatting issues (I have had to re-do most templates twice because of this - again a huge time suck). System glitches or issues (like a problem I have right now with a tenant ledger being out of balance) take months to be resolved once you finally get it escalated to development... and they often close the ticket even when the problem is not resolved so you have to call and spend more time trying to convince them that it is not fixed. The prospect area is incredibly "chunky" and not very helpful. I've yet to find a traffic report so we are using excel. The journal entries leave a lot to be desired- no recurring, can't code to a unit, and you have to book them from either the tenant ledger, owner ledger or bank ledger instead of one centralized place.

Avantages :

Love that reports can be made and love the credit check feature and DocuSign feature.

Inconvénients :

Would like for a completed document to be received the same time that the management signs the document. Sometimes the completed documents come in days later or not at all.

Avantages :

Not a whole lot. It is very clunky, archaic.

Inconvénients :

No ability to text from the site, vendors cannot attach picture to work orders. No ability for inspections on each property. The list goes on.

You won't regret it.

Commentaires : Love it. It has smoothed out our processes and has helped us to integrate time saving technology solutions which we would not have had otherwise. Tenant portals, communication trails, time logs on maintenance requests.

Avantages :

Customer Service. Constant Improvements. Meets me where I am in support of my business functions. It was the first company to offer certain items that I needed to have the software work for my business. Ease of attaching documentation to the customer accounts.

Inconvénients :

Trying to create custom reports and customizing the dashboards. It does not promote commercial units online. Financial side of software was not an ideal solution. We reverted to Quickbooks which we have used for 20 years. Needs a better mobile solution (which they are working on as of 1/1/20)
